The Opportunity

This position is responsible for the ongoing care, maintenance, and year-round readiness of a private vacation home located on the Lake Michigan dunes. The Property Manager will ensure the residence, grounds, and recreational assets are consistently maintained to a high standard and are fully prepared for family and guest use at all times.

This role requires a proactive, detail-oriented individual who can independently manage property needs, coordinate vendors, and oversee the upkeep of both the home and outdoor amenities.

This is a part-time position, typically two days per week, with scheduling that may vary seasonally. Flexibility is essential, as occasional availability to respond to urgent or time-sensitive property needs is expected.

What You'll Do

Property & Household Maintenance

  • Conduct routine inspections of the home and surrounding property to ensure cleanliness, functionality, and overall condition
  • Perform minor repairs and coordinate major repairs with qualified vendors
  • Monitor and maintain mechanical systems (HVAC, plumbing, electrical, water systems, appliances, security systems)
  • Maintain a preventative maintenance schedule and service records
  • Ensure home is fully prepared for owner/guest arrival (cleanliness, systems operational, supplies stocked)
  • Maintain the property in a continuous state of readiness throughout the year, including managing seasonal transitions and weather-related preparations

Grounds & Shoreline Management

  • Conduct regular inspections of outdoor areas, including landscaping, hardscapes, and shoreline
  • Coordinate landscaping, lawn care, irrigation, pest control, and seasonal services
  • Monitor shoreline integrity and coordinate services as needed
  • Ensure outdoor living spaces (patio, grills, furniture) are clean, functional, and guest-ready
  • Oversee snow removal and seasonal weather-related property needs

Recreational Equipment & Vehicle Oversight

  • Maintain and inspect recreational vehicles and equipment (e.g., boats, jet skis, ATVs, bicycles, golf carts)
  • Ensure all equipment is clean, fueled/charged, and operational
  • Coordinate servicing, storage, and seasonal transitions for all equipment
  • Maintain readiness of any on-site vehicles, including routine maintenance and cleanliness

Vendor & Contract Management

  • Source, schedule, and oversee third-party vendors (maintenance, landscaping, dock services, housekeeping, etc.)
  • Ensure work is completed to high standards, on time, and within budget
  • Maintain a reliable network of service providers
  • Track service schedules, contracts, and invoices

General Responsibilities

  • Maintain inventory of household and maintenance supplies
  • Respond to property needs, alarms, or urgent issues as required
  • Assist with special projects, seasonal setup, and occasional event preparation
  • Provide periodic updates to ownership on property condition and needs
  • Ensure confidentiality, discretion, and respect for owner privacy at all times
  • Maintain a high level of professionalism, discretion, and confidentiality
  • Work with minimal supervision and take initiative to anticipate property needs
  • Contribute to a seamless, worry-free experience for property owners and guests
What You'll Bring
  • Experience in property management, estate management, or facilities maintenance preferred
  • Strong vendor management and coordination experience
  • Working knowledge of home systems (HVAC, plumbing, electrical, irrigation, etc.)
  • Familiarity with dune, lakefront or seasonal property maintenance is a plus
  • Self-directed, dependable, and highly organized
  • Strong attention to detail and problem-solving ability
  • Ability to perform physical tasks and work outdoors in varying weather conditions
  • Valid driver’s license required

PHYSICAL DEMANDS:

  • Required to wear appropriate employer-provided safety equipment in performance of job
  • Ability to lift fifty (50) pounds to a maximum height of six (6) feet; occasional lifting to eighty (80) pounds
  • Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time
  • Ability to safely operate power machinery and lawn care tools, e.g. backpack blower, string trimmers, mowers, chain saw, skid steer loader, plow, snow blower, aerial lift, forklift, etc.
  • Ability to work outdoors in all types of weather conditions
